“One Bangkok”, the heart of Bangkok, is a landmark mixed-use development valued at USD 3.9 billion. Developed by Frasers Property & TCC Assets, it is the largest private-sector property development in Thailand. The iconic project features five premium Grade A office towers, five luxury and lifestyle hotels, three ultra-luxury residential towers, four distinctive retail zones, a cultural hub and performance centre, and 80,000 square metres of green space. The development was completed at the end of 2024.
Construction began in 2018. Xypex Thailand was proud to be engaged by several of Thailand’s leading construction companies. Xypex crystalline technology was utilised in many sections of the buildings and structures. This includes the entire substructures – matt foundations, lean slabs and retaining walls of the third to fifth underground floors – as well as kingposts, retention tanks, water tanks on 27th and 45th floors, wastewater tanks, concrete planters, storm drains, oil tanks, and MRT tunnel and cap beams.
Before installing the main Xypex waterproofing system, initial repairs were carried out on any defects in areas to be treated. Xypex repair products, including Xypex Patch’n Plug, Xypex Megamix II and M P&P Mortar, were applied to repair the concrete substrate before the coating system was installed. Following these repairs, over 186,000 square metres of the specified areas were treated utilising Xypex Concentrate coating system. The areas were then treated with Xypex Gamma Cure to ensure an efficient curing process and a completion within construction timelines.
In addition, more than 77,000 metres of Corkjoint Superswell 47B were installed to concrete joint slabs of D-wall, retaining walls, and kingposts, as well as on other joint structures, coupled with Xypex Concentrate as part of Xypex standard method, to further enhance watertightness. Furthermore, over 7,000 metres of the high-quality PVC waterstop profiles CJ929 and TX100 were installed in concrete joint slabs and around mat foundations, to prevent water penetration into the structures.
This project leveraged key benefits of Xypex systems, including the formation of crystalline technology in concrete substrate, making the concrete impermeable, providing self-healing capabilities for cracks up to 0.5 mm wide, and preventing water penetration from any direction. Additionally, Xypex protects against carbonation attacks caused by vehicle emissions, particularly the underground parking area ensuring the concrete’s longevity.
The added benefit of the chosen Xypex protection system is its certification to Australian Standard AS/NZS 4020 and American Standard NSF61, confirming that the system is non-toxic and safe for use within potable water storage tanks. This aligns with the asset owner’s environmental and sustainable goals, as well as the project’s achievement of LEED and WELL Platinum certifications.
With Xypex Technology, Thailand’s largest mixed-use towers have been successfully and permanently waterproofed, preventing rebar corrosion and concrete degradation for generations. This ensures the development meets the long-term durability requirements set by the asset management teams.
