Park Silom
Located in the central business district of Bangkok, “Park Silom” is a 39-storey mixed-use tower consisting of a community mall, office areas, premium co-working spaces and retail shops. Developed by NYE Estate and Minor International, this project was designed and developed in accordance with the International Building Standards of LEED and WELL.
Xypex Thailand were proud that their sustainable Crystalline waterproofing systems and solutions were recommended for use on this project, following the successful experiences the project manager had had on previous projects.
Critical structures throughout the Asset, which were exposed to water, were all treated with Xypex systems. Firstly, a Xypex Concentrate coating was specified for application to the whole basement area, including cab beams, concrete lean slabs, lift pits, potable and wastewater tanks, as well as the roof gardens; about over 16,400 m2 in total. Following the main application, Xypex Gamma Cure was used in the curing process to ensure efficiency and a swift build time.
Furthermore, about 5,800 meters of construction joints were sealed with Corkjoint Superswell 47B, coupled with Xypex Concentrate as part of the construction process, to enhance the protection against the leak concerns. Xypex FCM 80 was also chosen to seal over 300 metres of potentially flexible joints (as required), to provide additional waterproofing benefits for the roof gardens.
In addition to the coating application, Xypex Admix C-1000 NF was specified for the roof deck of the car park building, and added to the concrete mix at the time of batching. This method allowed the Xypex Crystalline properties to form and become an integral part of the concrete substrate, thus ensuring the concrete structures were protected from the outset.
The many benefits of Xypex solutions and systems have successfully protected this skyscraper while increasing the durability and long-term service life of the concrete Asset. The essential properties in Xypex materials provide self-healing crack capabilities (up to 0.5 mm), whilst being non-toxic and safe for use within potable water structures. This is guaranteed by certification under NSF61 from NSF International and AS/NZS 4020:2018 standards from Australian Water Quality Centre.
